Now that you (Buyer) have secured Exclusive Buyer Representation and have seleceted a Lender and have a Loan Approval letter in-hand, we're ready for the fun part . . . Finding the house that's right for you. We have a good idea of the kind of house you seek and your specific needs and wants as well as the general neighborhood and will be able to narrow down the inventory of houses on the market in your price range with the use of the Multiple Listing Service (MLS). This process benefits you because it optimizes your time. Viewing houses that don't meet your preferred parameters is futile effort. Step #5 of the Home Buying Process - Analysis

Some folks hear this word "ANALYSIS" and say: "YUCK!!" while others respond with an enthusiastic: "YIPPEE!!" We believe that there is a minimum amount of analysis that absolutely should be done prior to purchasing a house. For sure, we (your Pareto Realty REALTORs) recommend that you allow us to do a Comparative Market Analysis (CMA). The CMA is a matter of us going to the Multiple Listing Service and researching sales and market activity of other homes similar in size, condition, amenities, and location to the one you have chosen. We look for homes that have sold no longer than 6 months prior. These sales will help us determine our opinion of the "Fair Market value" of the house, and will give you a good jumping off point for knowing how much to offer.

Step 6 Buyer Offer and Negotiation

We find that PERFECT home for you. You decide you would like to submit an offer.  Because the Nashville market is moving so rapidly these days, it is essential to move quickly when you find the right home.  Daily, agents are telling stories about how devastated their clients were because their "dream" home was bought right out from under them. We can construct an offer anywhere (sometimes at a free table at the local Starbucks).  A binding “contract” is created only when there is a "meeting of the minds" on all terms. It is very important to keep everything in the perspective that this is NOT necessarily an adversarial experience. We advise you not to take the Seller's response to your offer personally . . . just use that response to help you determine your own next move.

Step 3 of the Home Buyer Process

Unless you are buying your next home with cash, you will likely be paying with a combination of cash (down payment) and a Mortgage.

You've decided that you do, indeed, want to proceed with this process of buying a house (Step 1) . . .
and you've selected A Vital Few REALTOR of Pareto Realty to represent you throughout the process. (Step 2)

This 3rd step is the commencement of another very important process - Securing approval for your mortgage loan.

When we focus on our competition, we risk losing sight of our true mission

I received a comment on a blog post I wrote a few days ago. This was a Principal Broker/Owner (like me), and she was frustrated with having to "compete" with the large Real Estate Brokerages.

That really got me thinking!

The real estate industry is always in transition (along with every other industry on the planet), and we are seeing new business models come and go.

For sure, there are some VERY large firms here in Nashville . . . a few of them with more than 1,000 agents.

The numbers are staggering because Nashville is ON FIRE with growth. Our Association has over 5,000 members and is growing rapidly (75-100 each month).

For sure, this can feel intimidating to the "smaller" companies many of which are independent locally owned and operated firms like Pareto Realty.

I responded to this lady with the comment that I do not choose to invest any energy whatsoever in attempting to "compete" with these megalithic players.
