Seller - Appraisal

The Appraisal is the final hurdle!Unfortunately, it is also the least predictable.Because the Middle Tennessee real estate market is so fluid (Rapid appreciation and low inventory), this can be tricky.Another complicating factor is the possibility that the assigned appraiser might not have deep knowledge of the subject neighborhood.This is a by-product of the depression last decade . . . One of the most scrutinized aspects were the appraisal practices, and there were suspicions by the Federal Regulators that appraisers and Lenders were "colluding" to drive appreciation higher. Seller - Final 10 Days

Congratulations!For most transactions, 10 Days prior to closing marks the final sprint to the finish. Odds are good that the Buyer's Loan is approved, the inspection and appraisal contingencies are satisfied, and you are well on the way towards moving on to your next abode.These final 10 days are very important. Seller Moving Checklist

1 MONTH PRIOR TO MOVE 

Change your address with the post office.
Change your address with the IRS.
Hire a moving company or rent a moving vehicle.
Transfer or get copies of medical records
Medical & school records for children
Get referrals from your current doctor for new doctors in the new neighborhood
Update your insurance policies (home, auto, etc)
Check with your insurance company to see if your belongings are covered during the move.
Cancel your plans with cable, telephone, newspaper, lawn, and home security companies
Change your address with magazine and newspaper subscriptions and creditors. 


2 WEEKS PRIOR TO MOVE 

Cancel utility services for the day after your move date.
Purchase packing supplies (boxes, tape, markers, and so on).
Make travel arrangements on moving day and any special arrangements for small children and/or pets.

Here we are just a couple of days before the Closing date.You, the Seller, have very few "transactional details" remaining, so you can focus primarily on coordinate your move.We will schedule a time for your closing.
