I've done my home-work. When can we dive in? 

 

As your trusted real estate advisors, We caution you of the hazards associated with approaching such an important transition with "reckless abandon."  In the name of "efficiency and frustration avoidance," we will arrange a good time for what we call your "listening consultation."   This meeting will be in a comfortable environment (The Pareto Realty office or your home).  The three main goals of this meeting are to get to know each other, to familiarize you with your options and the process, to fully define your goals, and (most importantly) to be sure that we all wish to continue working together.  This meeting generally lasts about an hour. 

 

What do you mean by "OPTIONS?" 

 

At this stage of the game, you really do have options.  The four that come immediately to the surface are that you can: 

 

Do it yourself! 

Buyers:  This means seemingly endless hours of randomly searching through internet sites, potentially resulting in you unknowingly registering on “Lead Capture” sites create LOTS of calls from agents. time on the telephone calling REALTORS and "For Sale By Owners" to decode the cryptic information in the ads, and logging hundreds of miles on your car driving around looking for signs and open houses.  If you do find a home you would like to purchase, who is representing you? Where are you going to find a contract that offers maximum legal protection for you? How are you going to get all the details done before the closing date? (Title search, termite letters, inspections etc.) This is NOT the "path of least resistance" to the home of your dreams. 

 

Sellers: This means posting a sign with your telephone number in the front yard, running classified newspaper ads, personally holding Open Houses, and having to be available at odd hours to show your home to potential buyers.  If you are able to find a buyer, who is representing you? Where are you going to find a contract that offers maximum legal protection for you? How are you going to get all the details done before the closing date (Title search, termite letters, inspections etc.)?  This is NOT the "path of least resistance" to the home of your dreams. 

Do nothing!   

Perhaps after careful examination of your vision for the future, you will determine that this is not the right thing for you to do now.  As your trusted advisers, we will fully support your decision to postpone your search. Your first, and most important, decision in this entire process really is your commitment to doing it. 

 

Use a conventional salesperson.   

Probably, this will be a Real Estate Sales Person who you saw on the internet   If you choose this route, rest assured that every REALTOR subscribes to the same code of ethics and has equal access to the Regional Multiple Listing Service.  Your relationship will characteristically begin with a period of trust-building as you "test" your REALTOR to determine his/her true commitment to your specific needs.  Be wary of being "just another sale for the record book."
